Well Water Smells Like Rotten Eggs? Sulfur in North Florida Wells, Explained

If you live out past the city lines, around Macclenny, Callahan, Hilliard, Middleburg or rural St. Johns County, there’s a decent chance your water comes from your own well. And if you’ve noticed a rotten-egg smell when you turn on the shower, you’re in good company. It’s one of the most common well water complaints in North Florida.

Here’s what’s going on, how to narrow it down in about two minutes, and what actually fixes it.

Where the smell comes from

That smell is almost always hydrogen sulfide gas (H₂S). The Florida Department of Health lists a few sources:

  • It can occur naturally in groundwater. It’s found in wells all over Florida.
  • Sulfur bacteria living in the groundwater, the well itself or the home’s water lines can make it.
  • Chemical reactions inside water heaters can produce it too.
  • Rarely, pollution is involved.

People can smell H₂S at very low levels, so even a little is noticeable, especially from hot water, because heat helps the gas escape.

The 2-minute faucet test

The Florida DOH suggests checking which faucets smell, hot and cold, then reading the pattern:

What you noticeLikely source (per Florida DOH)
Smell only from the hot waterThe water heater
Hot and cold both smell, but only softened water (not untreated water)Sulfur bacteria in the softener
Strong at first, fades after running a while, or comes and goesSulfur bacteria in the well or water lines
Strong at first and stays constant as it runsHydrogen sulfide in the groundwater feeding the well

That last one, sulfur in the groundwater itself, is where whole-home well treatment comes in.

Is it safe?

The DOH says sulfur bacteria aren’t harmful, and the smell usually doesn’t tell you anything about how clean the water is. Still, private wells aren’t tested by any utility, so the DOH recommends testing for total coliform bacteria or E. coli on a regular basis through a state-certified lab. Our in-home hardness test does not replace that. It’s a different test for a different question.

Orange stains? That’s usually iron

Red, orange or brown stains in sinks, tubs and laundry usually mean iron, and sometimes iron bacteria. The DOH lists signs like red stains, swampy or oily tastes and smells, and red slimy growth in the toilet tank. Iron and sulfur often show up together in North Florida wells.

What fixes it (and what doesn’t)

  • A basic water softener: great for hardness, not made for sulfur smell, and not for much iron.
  • A chlorine filter or under-sink RO: helpful for taste at one tap or for city water, but not a whole-home sulfur fix.
  • Whole-home well treatment: our Sweet Well Water System is a complete well setup designed for wells with sulfur smell and iron. It’s $4,799, posted price.

We always test first and tell you straight if your problem is something else, like a water heater issue or a lab-test question.

What to do next

  1. Run the faucet test above and jot down what you notice.
  2. If you haven’t recently, get a bacteria test through a certified lab (see the DOH links below).
  3. Book a free in-home water test. We’ll check hardness and talk through the smell and staining with you.

Common questions

Is sulfur smell in well water dangerous?

According to the Florida Department of Health, sulfur bacteria are not harmful, and in most cases the rotten-egg smell does not relate to how clean the well water is. To make sure well water is safe to drink, have it tested regularly for total coliform bacteria or E. coli by a state-certified lab.

Will a water softener get rid of the rotten-egg smell?

No. A softener removes hardness (calcium and magnesium). It is not built to remove hydrogen sulfide, and the Florida DOH notes sulfur bacteria can even grow inside a softener. For sulfur and iron, you need well water treatment designed for them.

Why does only my hot water smell?

If the smell comes only from hot water faucets, the Florida DOH says the problem is likely in the water heater, not the well.

What does the Sweet Well Water System cost?

$4,799, posted price, for a complete well water setup designed for wells with sulfur smell and iron. The electrical outlet is not included, pricing may vary by water source and install location, and the final price is confirmed after a free water test, before any work starts.
